We provide our deal appraisal service in 3 forms.
1. Clients come to us with a specific deal that looks interesting to them.
We will carry out a due dilligence check of the property, its history, its location, its surroundings, and of course its development potential.
We will provide you with a report that summarises our findings alongside with
- an outline development strategy
- a development risk assessment
- an initial investment assessment
- benchmark references, if applicable
The report will get you a deeper insight of the deal with knowledge and information not shared by the agent or seller, and help you make decisions with more confidence.
2. Clients tell us their specific expectations of a property, and we screen the market to spot opportunities.
Let us know your requirements such as budget, investment strategy, and preferred locations, etc., we will go and find deals for you. We will focus on properties on the open market with unrealised value that is not presented to the agents or the sellers.
Typically we will do an initial screening to make every deal we put forward pass our internal criteria of potentials. We will then provide 3 to 5 deals depending on the availability of the market. For each deal we will provide a short summary report for easy comparison.
3. If you have secured a deal and decided on a development strategy, we can help you gain more certainty of the embeded value of the property before the exchange actually happens.
We recommend our clients come to us as soon as they decide to offer. We will carry out a feasibility study of the clients’ intended development strategy and start conversation with the local authorities to hone the possibility of the development. We aim to provide our clients a much clearer picture of the deal before big commitment is made.
